IRVINE, Calif., April 2, 2026 /PRNewswire/ -- Passco Companies is proud to announce that Andrew Dannenbaum, Vice President of Operations, has been named the winner of the 2026 NMHC Young Guns Pitch Competition, held during the National Multifamily Housing Council (NMHC) Annual Conference at the ARIA Resort & Casino in Las Vegas, Nevada.
Now in its 15th year, the Young Guns Pitch Competition is a premier and highly anticipated event in the multifamily industry, spotlighting emerging leaders and their investment expertise. Participants are challenged to present a real-world deal to a panel of seasoned industry veterans acting as a mock investment committee.
This year's competition centered on an underperforming multifamily asset in Ft. Lauderdale, Florida. Competitors were challenged to develop and present a comprehensive go-forward business plan, convincing the investment committee (judges) that the asset represented a compelling recapitalization opportunity. Each contestant was required to take the position that selling was not the optimal path and instead outline a strategy to stabilize operations, improve margins, and drive value creation. Proposals were expected to demonstrate the ability to deliver at least a 10% levered IRR for existing investors and a 15% levered IRR for new recapitalization investors over a five-year hold, supported by detailed financial analysis, hands-on asset management initiatives, and the integration of proptech or AI-driven solutions.
Dannenbaum distinguished himself among a competitive field of rising professionals, delivering a compelling, data-driven analysis and strategic recommendation that earned top honors from the judging panel.
